Homeowner rights and responsibilities

Your property management officer (PMO) can help you to understand the type of lease you have and the terms and conditions of your lease, however it is your responsibility to make sure you understand and comply with these terms and conditions.

If you breach the terms of your lease, we may take legal action against you, if necessary. In the most serious of cases, this may result in your lease being forfeited and the property repossessed.

Cleaning

It's the responsibility of your building/estate's manager to make sure all shared areas are regularly cleaned, to a high standard.
Insurance

Your building or estate's manager (usually us) is responsible for making sure that your building, and the estate your building sits on, is properly insured.
Maintenance

While you are responsible for maintenance within your own home, your building or estate's manager (usually us) will conduct regular inspections and maintenance in order to preserve and extend the life of the building, keeping it in sound working order and good aesthetic condition.
Major works

Major works are any works that fall outside what could be considered routine or day-to-day maintenance, or works that require any kind of project management, and are arranged by your building or estates manager (usually us).
Property management

It's your right to receive reliable property management services from the management agency of your building/estate, usually us. The duties and obligations of the management agency are set out in the terms of your lease and covered in the annual service charge you pay.
Repairs and maintenance

Although you'll need to check your lease to work out your specific responsibilities, as a homeowner you'll typically be responsible for the repair and maintenance of everything inside your home. If there's a repairs or maintenance issue within a communal space, it's very helpful if you or a fellow homeowner reports it to your PMO as soon as it occurs with as much detail as possible (including photos, if you're able).
Utilities

Utilities refers to the costs associated with providing gas, electricity and water to any parts of the common areas that need them. These are billed in the service charge you pay.
