When you move in to your new home, we make sure the home is up to a certain standard.

  • External
    • Contents of sheds and garages will be clear
    • If sheds are in a good state of repair, they will remain and be gifted to the incoming resident
    • Defective paths, patios or hard standings will be in a good repair and free from trip hazards
    • Garden(s) will be clear of rubbish
    • Boundaries, fences and walls will be continuous and meet health and safety requirements
    • Side access gates will be complete and appropriately secure
    • If there is Japanese Knotweed, we will arrange for treatment (but this will not delay letting)

    The following is not a guarantee but applicable in certain circumstances:

    • Garden maintenance will be undertaken where the garden is so overgrown that is would prevent the use of space
    • Tree maintenance will be undertaken where a large tree is in danger of causing structural damage
    • Pointing works to walls and brickwork will have been carried out
  • Roof
    • Roof will be watertight, weatherproof and in a good, serviceable condition
    • Roof tiles will have been checked for breakages, slips, flashing and pointing, ridge tiles, valleys and hips and any repaired if needed
    • Gutters and downpipes will be clear and in good condition
  • External joinery and windows
    • Windows will be in complete and safe working order
    • Windows will be checked for water tightness and functional operation
    • Any blown glass or cracked units will have been replaced
    • Windows will be free from misting
    • Door locks and window catches will be intact
    • Window lock keys will be available (if left by previous resident).
    • Where locking handles do not have any keys and they are unlocked, these will not be replaced with new keys/locks unless the property is above the 4th floor
    • Front door will have a door number
    • Front door will have a letterbox or there will be a letterbox in the communal area and a lock change will have been carried out, with new keys supplied
    • Basement and ground floor windows will have security catches
    • Windows above the ground level will have restricted openers
  • Internal (general)
    • If the property is likely to contain asbestos and work is required which may disturb asbestos or asbestos is identified, we will appoint a contractor and complete works in accordance with current regulations
    • The property will be clean
    • No furniture or rubbish will be left in the property (including in lofts)
    • Carpets will have been removed and gripper rods taken up
  • Doors
    • Doors will be in good condition and comply with building regulations
    • All doors will open and close with ease
    • Glazing to lower door panels will be kite marked safety glass
    • Front doors will be fitted with a Yale (or appropriate type) lock and a mortice deadlock with a thumb turn
    • Rear entrance doors will have two bolts and (as appropriate) a mortice deadlock with a thumb turn
    • All rooms will have doorstops, including cupboard doors if they could damage a wall
  • Floors
    • Kitchen and bathrooms will have slip resistant vinyl flooring, unless alternative appropriate flooring is already in place
    • If the existing flooring was to remain, it will have been thoroughly cleaned
    • Flooring will only have been changed if it was badly torn or stained
    • Timber boards will be in sound condition (i.e. not loose, broken, splintered, rotting or affected by damp) and ready to accept floor covering
    • Any woodworm (or other infestation) will have been treated
  • Walls and ceilings
    • There will be no major cracks or loose plaster
    • There will be no flammable ceiling tiles in place or woodchip in the kitchen area
    • Polystyrene finish to walls and ceiling will have been removed and made good
  • Woodwork and stairs
    • All internal woodwork will be intact and look presentable
    • Stairs will be sound and fitted with handrails that comply with building regulations
  • Electrics
    • Electrics will have been tested
    • The kitchen will have a minimum of three double outlet sockets
    • The living room will have a minimum of 2 double outlet sockets
    • Any bedroom will have a minimum of 1 double outlet socket
    • Smoke detectors will have been tested and, where necessary, batteries replaced
    • Bathroom and kitchen extractor fans will be clean
    • Cooker extractor hoods that have been left in the property will have been tested and cleaned
    • All light fittings will be pendant and rose fitting to lounge areas and a bayonet fitting in the bathroom
    • Pull cords will be clean
    • Meters will be in sound condition
    • All sockets will be secure to the wall
    • Any white goods that have been left in the property will have been tested
  • Gas and heating
    • Heating systems will have been tested and you will be issued with a gas safety certificate.
  • Plumbing
    • All sanitary fittings, including: cisters, ball valves, wastes, traps, overflows, taps etc. will have been tested for leaks and will be in full working order
    • Descaled and clean baths, basins, sinks and toilet bowls (If some scale remains after a thorough clean, this is deemed acceptable)
    • Stopcocks will be labelled and in good working order
    • The will be at least three rows of watertight, splashback tiles around the bath
    • There will be no cracked tiles and all mastic seals will be in good order
    • Plugs and chains will be secure
    • A shower curtain will be fitted if there is an electric shower or a shower attachment fitted to the bath tap
    • A working hose and shower head
    • The wash hand basing and baths will have no chips or cracks
    • A working window vent
    • Locks on toilet and bathroom doors
    • Descaled taps
    • Sealant around the cistern will be in good order
    • A new toilet seat will be provided

    Kitchen fittings

    For a one bedroom flat, the minimum wall fittings are:

    • 1x1000mm wall unit
    • 1x1000mm sink unit
    • 1x1000mm floor unit

    For additional bedrooms, an extra:

    • 1x500mm floor unit
    • 1x500mm wall unit
  • Decoration

    The property will not always be redecorated before each tenancy.

    • Walls and ceilings will be free from graffiti or dark colours following works to remove damp
    • Decorations will be in fair condition, substantially clean and free from scuffs and stains, with no loose paper
    • There will be no holes and cracks in the walls
