Project Overview

The project aims to ensure the safety and compliance of all buildings within The Meadows in line with PAS9980. This involves addressing issues identified in the buildings' construction.

What works are being carried out?

The detailed plans for the works have been developed, which also supported our planning application and helped us select a contractor. The works will include:

  • Removing and replacing most surface materials (such as render, HPL, zinc, and timber panels)
  • Removing some brickwork to access and replace materials underneath (to be confirmed by the contractor)
  • Replacing timber panels and balcony decking with non-combustible alternatives

Summary of the PCSA stage:

  • Completing the PCSA stage will allow us to finalise the design and materials, confirm the construction schedule, and move into the main works phase.
  • Residents will be involved through regular updates, meetings, and opportunities to view material samples where colour choices are needed.
  • Intrusive external investigations will take place in April and May to confirm the contractor's plans for materials, access and logistics. 
  • Any expected noise or disruption will be communicated in advance and any home access will be arranged with notice. 
  • Detailed design work will being after these inspections, alongside the building control approval process. 
  • The PCSA period is due to be completed by October.

Summary of the main works stage:

  • The main works phase will begin once the design is finalised and all approvals are in place.
  • Works will involve removing the existing external wall materials and installing the approved replacement system.
  • The contractor will set up the site, put safety measures in place and start work on blocks in a planned sequence of phases.
  • Residents will receive advance notice of any activities that may cause noise, disruption or affect access to balconies, pathways or shared areas.
  • There will be no requirement for residents to leave their homes; any access needed will be arranged with notice.
  • Regular progress updates, meetings and visual examples of materials will continue throughout the works.
  • The main works will follow a detailed construction schedule prepared during the PCSA stage, and we will keep residents informed as each milestone is reached.
