
We invited residents to view their brand-new homes in phase 3b of Woodberry Down and they were really pleased with what they saw.
We’ve been working with Hackney Council and Berkeley since 2014 to deliver high quality homes across eight phases, while the Independent Tenant and Leaseholder Team (ITLA) supports residents with the transition into a new home.
Alongside our partners we host regular drop-in surgeries so residents can make personal choices for their homes including kitchens worktops, the colour of the walls, the floor coverings and the layout. All secure council tenants at Woodberry Down are prioritised to move into a brand new social rent home within each regeneration phase.
The viewings for phase 3b took place last week and the energy on the day was nothing short of joyous.
Kemal Ramadann, one of the first to view his home, shared his excitement: “We really love the flat, and we’re so excited to move in. My favourite part is the balcony, the view of the wetlands is amazing. The kitchen is really nice, I’m looking forward to my wife cooking some of her amazing food!”
For Claudia Garcia and her daughter Kiara, the size and potential of their new home opened up new possibilities: “I love the balcony, I could live there! I can’t wait to grow plants there, because at the moment our balcony is too small to do much. Also, there’s so much storage, we’re already thinking of how much we can do with the space. We’re thinking of using it as a wardrobe, office or fitness space.”
Kiara said: “I absolutely love the green walls in the hall – whoever chose that colour did such a good job. Also I thought the big balconies would only be for private tenants, I’m so surprised that they’re the same size.”
Phase 3, which began construction in October 2021, comprises 243 high-quality homes - 126 for shared ownership and 117 for social rent. These homes match the private sale units for both design and quality, with a focus on energy efficiency, accessibility and security.
On the mixed tenure phases, the communal area specification for shared ownership leasehold and social rent are identical and reflect the private sale finishes, while ensuring service charges for ongoing management and maintenance are kept at an affordable level.
