What works are being carried out?

Higgins have been selected by Notting Hill Genesis / Folio to obtain the missing information by scanning every property in the estate, investigate what remediation measures are required and subsequently deliver these works. At this stage, we know that works are required to the window panels (spandrels) and fibrous material (wood wool) on the ceilings of car ports and walkways.

Due to the fire in November, a phase of the project has been brought forward to address the key concerns of the Fire and Rescue Service (London Fire Brigade) and our fire assessor (Savills). These are securing the escape route to the main entrance so that the balcony and internal escapes can be officially removed. Work is also required to ensure separation between flats within the risers (a shaft which travels the height of the building which contain water pipes, electrical wiring and waste pipes), mainly leading to kitchens and bathrooms.

Completed phase(s) of investigations/works

Phase 1 (Investigation)

  • Perform scanning of every flat and estate communal areas
  • Investigate spandrel (window) panel interactions within flats
  • Complete intrusive investigations within specific properties – low level flats within the 10 storey section of the high rise blocks
  • Identify all secondary means of escape between flats (balconies and internal escapes) and assess feasibility
  • Investigate risers for compartmentation breaches
  • Investigate wood wool material in car port undercrofts and communal walkways

Current phase of investigations/works

Phase 2 (Scope and design)

  • Perform reactive works identified
  • Produce plans and drawings for all flats
  • Produce BIM 3D model of estate
  • Review and evaluate findings of all investigations to determine scope of works

Future phase(s) of investigations/works

Phase 3 (Approvals)

  • Prepare and submit necessary applications for planning, building control (including Building Safety Regulator) for works in line with scope of works

Phase 4 (Works)
