Building homes

Notting Hill Genesis has a development pipeline of over 10,000 homes in London, the majority of which are affordable housing. We purchase suitable sites to develop ourselves, and we work with the public sector and other developers to bring more complex schemes forward for development via partnerships or joint venture arrangements. We’re always on the lookout for new opportunities of at least 50 homes, and potential new partners who share our approach and objectives. At the other end of the scale, our Redevelopment team delivers new and improved homes via small-scale infill developments and remodelling of existing buildings.

Our in-house technical, design, planning and delivery teams work with our specialist framework suppliers to design high-quality schemes, secure planning consent and appoint contractors. Our innovative purchase and repair programme refurbishes homes for rent to Londoners at below market rates. We also work with housebuilders and private developers to help deliver their Section 106 affordable housing obligations.

Notting Hill Genesis is a member of the G15 group of major London housing providers. We have a strategic partnership with the Mayor of London, pledging 60% affordable housing across our Greater London Authority pipeline. We have been on both of the GLA’s London Developer Panel frameworks, Transport for London’s Property Partnership framework, and a number of local authority Preferred Partner frameworks: enabling us to tender for public sector development and regeneration opportunities issued to those frameworks. All of the surpluses we earn from private sale, market rent and commercial units are recycled into the delivery of high-quality affordable homes.

In the 2022/2023 fiscal year we completed 459 homes, over 60% of which were affordable housing, and achieved 459 starts on site.

    Aylesbury Estate, Southwark

    Notting Hill Genesis and Southwark Council are working in partnership to regenerate the Aylesbury Estate in South East London. We are committed to delivering a masterplan for c.3,600 new homes, 50% of which will be affordable.

    NHG is providing an extensive programme of community development for the Aylesbury, which includes training, apprenticeships and job opportunities. We are supporting unemployed Southwark residents into jobs across a range of fields and at a variety of entry levels, and are committed to pay the London Living Wage throughout the Aylesbury regeneration supply chain.

    Grahame Park, Barnet

    Grahame Park is Barnet's largest housing estate and a significant part of the Colindale Area Action Plan. Notting Hill Genesis is working in partnership with Barnet to deliver more than 3,000 new homes across a range of tenures, replacing 1,777 older dwellings and regenerating and renewing the estate.

    Kidbrooke Station Square, Greenwich

    Notting Hill Genesis and Transport for London are working together to deliver new homes, shops, open spaces and a vibrant new centre around Kidbrooke Station. We've worked with the local community and stakeholders to design attractive homes, new public spaces and commercial facilities. Workspace and retail will sit around a main square. We're also set to improve public transport, pedestrian and cycle routes.
